The following brokerage services are provided by Rich View Real Estate Limited, Realtor:
Arrange financing for development projects as required by the investor or
property owner. Financial interests in projects are occasionally undertaken
by affiliated companies.
Provide expertise during the acquisition stage of properties and advise clients
on property values.
Conduct market research and analyses on comparable land values, building values,
market rents, vacancy rates and lease rates. Market conditions are actively
monitored to advise investors of changes in real property values.
Conduct economic assessments of sites to determine the potential value of
properties and analyse current property zoning status and income to determine
the viability of the project.
Provide market and financial information to investors and determine individual
owner objectives on acquired sites, properties considered for disposition and/or
land assembly.
Advise clients of returns on investments during the holding period and
investigative alternatives such as changes in property use, building or property
conversion possibilities, peripheral development, and disposition potential.
Review real estate carrying values on a regular basis and advise investors
and building owners in accordance with generally accepted accounting principles.
Current and anticipated market conditions are further assessed.
Conduct economic assessments to determine the extent and type of development that
a property should undergo to ensure maximization of the property's potential value.
Evaluate all economic and demographic criteria for investors and assess elements
of risk prior to development implementation.
Provide financial statements for revenue producing properties and properties under
construction and held for future development including details of acquisition costs,
property taxes, interest, all operating revenues and expenses and other administrative
expenses.
Advise investors on minimizing the negative impact of unproductive assets through
the sale of idle land, joint venturing in development and consideration of
sale/leasebacks.
Analyze shifts in market conditions which require reorientation of investment
strategies to achieve desired long-term capital appreciation.
