De Luca Group has been an asset and development manager of properties for over thirty years. The firm currently maintains a diversified portfolio of properties throughout Ontario and offers fully comprehensive real estate management services as detailed herein. Divisions include real estate brokerage services (Rich View Real Estate Limited, Realtor) which acquire and market development projects, general contracting services (De Luca Homes Inc.), development services engaged in managing the development process, and property management services to effectively monitor the asset upon completion.

Rich View Real Estate Limited, Realtor conducts the acquisition, marketing and sale of development projects for investors and property owners. The firm has been a member of the Toronto Real Estate Board (TREB) since 1972 and has actively served and chaired various ethics and arbitration committees on behalf of the Board. In addition, the principal of the firm was accepted into membership as a Fellow of the Real Estate Institute of Canada (FRI) in 1976 by the Real Estate Institute of Canada (REIC), Toronto Chapter. Property and Asset Management services are provided for investors and building owners for residential, office, retail and institutional projects and vacant land.

Asset management services assessing the financial performance of the property are provided by the division and properties are evaluated for potential restructuring, change in use or disposition. Detailed management reports are prepared for building owner review and operational auditing services are conducted to meet individual building owner objectives.

De Luca Group employs competent personnel to perform management tasks. All administrative services are conducted by managers with professional real estate designations, land use planning services are provided by registered professional planners, and accounting services are provided by chartered accountants. Consultations with major accounting firms on tax effective planning strategies for the investment are undertaken by our accounting personnel.

Liscensed operating engineers are employed to maintain and operate building mechanical systems and machinery. All on-site building maintenance personnel is supervised and advised by senior personnel and thorough preventive maintenance programs are implemented at each site. Maintenance audits are conducted frequently to assess the performance of contractors and on-site personnel.
